How Visiting Open Houses Limits Your Options

Going to any kind of real estate open house can prevent you from having full, independent representation in the home buying process. If you don't take certain precautions, a strange real estate agent may earn him or herself a place at the negotiation table.

Not only might this obligate you to use a real estate agent you may not know or trust, it prevents you from benefiting you from the exclusive buyer agent advantage.

To ensure that you retain your right to full, independent representation you must avoid direct contact with any representative of any property. When one approaches you, just politely tell him or her that you have already arranged representation from another Realtor®.

This warning applies to you if you visit open houses, model homes, builder models, home tours or the Parade of Homes. You're also at risk anytime you contact a Realtor®, real estate agent, builder, builder's agent, model home host or builder salesperson.
