How are traditional real estate commissions paid?

This is a common and good question to ask. Real estate commissions for all companies are somewhat confusing, because the way they are paid is unique. These rules apply to every real estate company with Multiple Listing Service (MLS) access. Traditional real estate commissions are paid by the seller. The listing agent agrees to represent the seller and sell their home for X% as a fee, to be paid by the seller only if the home sells. The listing agent, because her company is a member of the Association of Realtors (almost every Twin Cities residential real estate company is a member, and all of the large and medium size companies belong), puts the listing information into the MLS, which makes that home's information available to every Realtor in the association. Along with the listing information in MLS, there is an offer to compensate any Realtor company that brings the buyer to the transaction. The offer to compensate is usually about half of the commission amount paid by the seller. Therefore, the buyer does not have any out of pocket fees for the service they receive.

The Home Buyers, Inc. allows you to have this part of the commission working for and representing you. If you don't use a Buyer Only Realtor or try to approach the seller as an individual, this commission will still be paid, and it will work to represent the seller and work against your interests.
